**Job Summary:** We are seeking a highly experienced **Senior Quantity Surveyor** to manage all commercial and contractual aspects of projects. The role is critical for **cash flow management, cost control, contract administration, and payment certification**, ensuring maximum financial performance and protection of company interests. **Key Responsibilities:1. Payment Applications & Certification (Core Responsibility)** * Prepare, verify, and submit **monthly payment applications (IPA/IPC)** with full supporting documents * Ensure **accurate quantity take-offs** aligned with drawings and site progress * Follow up with consultants/clients for **certification and approvals** * Maintain **payment tracking logs** and ensure timely cash inflow * Coordinate with planning & site team for **progress validation** **2. Measurement & Quantity Control** * Perform detailed **quantity take-offs from IFC/shop drawings** * Verify executed quantities with site team * Maintain proper **measurement records and BOQ tracking** * Identify variations between **contract BOQ vs actual execution** **3. Variations & Claims Management** * Identify, prepare, and submit **Variation Orders (VOs)** with full backup * Maintain **Variation Register & Claims Register** * Prepare **Extension of Time (EOT) claims** with supporting documents * Ensure proper documentation for **cost impact, delays, and scope changes** * Negotiate and finalize variations with client/consultant **4. Cost Control & Budget Monitoring** * Monitor project cost vs budget and highlight deviations * Prepare **cost reports, forecasts, and cash flow reports** * Coordinate with procurement for cost-effective material sourcing * Support management in **financial decision-making** **5. Contract Administration** * Review contract documents and identify **commercial risks** * Ensure compliance with **contractual terms and conditions** * Handle **contract correspondence** (notices, claims, delays, etc.) * Support dispute resolution and contractual negotiations **6. Subcontractor Management** * Evaluate subcontractor quotations and finalize packages * Prepare and certify **subcontractor payment certificates** * Monitor subcontractor progress vs payment * Manage subcontractor variations and claims **7. Documentation & Reporting** * Maintain proper records for: * Payment applications * Variations & claims * Measurement sheets * Contracts & correspondences * Generate **weekly & monthly commercial reports** * Ensure all commercial documentation is audit-ready **8. Coordination & Communication** * Coordinate with: * Project Manager * Planning Engineer * Site Engineers * Procurement Team * Attend client/consultant meetings for **commercial discussions** * Ensure smooth communication for approvals and payments **Requirements:** * Bachelor’s Degree in **Civil Engineering / Quantity Surveying / Construction Management** * Minimum **8–15 years of experience** in construction industry * Strong experience in: * Steel Structures / PEB / Fabrication (Preferred) * UAE / GCC projects * Proven experience in: * **IPA / IPC / Payment Certifications** * **Variation & Claims Management** * **Contract Administration** **Skills & Competencies:** * Strong knowledge of **FIDIC contracts** * Excellent skills in **measurement & BOQ analysis** * High-level negotiation and communication skills * Strong analytical and financial management ability * Proficiency in: * MS Excel (Advanced) * ERP systems * AutoCAD (basic understanding) **Key Performance Indicators (KPIs):** * Timely submission and certification of **payment applications** * Reduction in **unrecovered variations / claims** * Accuracy in **quantity take-offs and cost reports** * Improvement in **project cash flow** * Effective management of **contractual risks** Job Type: Full-time Work Location: In person
