Senior Quantity Surveyor - Pre Contract (Developer Side / CostX )

We are seeking a highly experienced **Senior Quantity Surveyor – Pre Contract** with strong expertise in **CostX software, measurement, and cost planning** to join our growing cost management team in the UAE. The successful candidate will be responsible for delivering accurate cost advice and commercial support from feasibility stage through to tender award across residential and mixed-use developments. This role requires a commercially astute professional with in-depth knowledge of the UAE construction market, excellent stakeholder management skills, and confidence in a client-facing environment. Key Responsibilities * Prepare feasibility studies, order of cost estimates, budget reports, and detailed cost plans in line with UAE market conditions. * Carry out advanced quantity take-offs and measurement using **CostX**, including BIM model take-offs (Revit / IFC) and 2D drawings. * Develop, manage, and update elemental cost plans through Concept, Schematic, and Detailed Design stages. * Maintain cost plans in line with design development, scope changes, and project risk profiles. * Benchmark project costs using UAE market data, historical cost databases, and market intelligence. * Provide value engineering solutions and cost optimization strategies without compromising quality or design intent. * Prepare pre-tender estimates, tender documentation, Bills of Quantities (BOQ), and commercial reports. * Support procurement strategy development, tender evaluations, bid analysis, and recommendation reports. * Identify, quantify, and communicate commercial risks and opportunities at early project stages. * Coordinate with architects, engineers, interior designers, and specialist consultants to ensure cost alignment. * Ensure compliance with POMI, NRM, and UAE industry best practices. * Support internal commercial reviews and mentor junior quantity surveyors where required. Required Qualifications & Experience * Bachelor’s Degree in Quantity Surveying, Construction Management, or related discipline. * Minimum **6–10 years of UAE experience** in Pre Contract Quantity Surveying roles. * Proven experience using **CostX software** for measurement, estimating, and cost planning. * Strong background in medium to large-scale **residential, villa, high-rise, and mixed-use developments**. * Excellent knowledge of UAE construction practices, procurement routes, and market cost drivers. * Experience working with developers, consultants, or cost consultancy firms. * Good understanding of **FIDIC contracts** and pre-contract commercial procedures. * **MRICS qualified** or actively pursuing chartership is highly preferred.
