Cost Manager - Egypt
Position OverviewJones Lang LaSalle (JLL) is seeking an experienced Cost Manager to join our Project and Development Services team in Egypt. This role will be responsible for providing comprehensive cost management and quantity surveying services across a diverse portfolio of real estate projects, ensuring projects are delivered within budget while maintaining the highest quality standards.
Key Responsibilities
Cost Control and Reporting Monitor project costs throughout the construction phase, conducting regular cost reconciliations and variance analysis. Prepare monthly cost reports, cash flow forecasts, and financial updates for clients and project stakeholders. Implement effective cost control measures to identify and mitigate potential budget overruns.
Change Management Assess and value variations, providing detailed cost impact analysis and recommendations. Negotiate variation orders with contractors and maintain comprehensive change order logs. Ensure all variations are properly documented, approved, and incorporated into project budgets.
Final Account Settlement Review and negotiate interim valuations and payment certificates. Prepare and agree final accounts with contractors, ensuring all claims are properly substantiated and resolved. Handle dispute resolution and claims assessment as required.
Client Advisory Provide strategic cost advice to clients throughout project lifecycles. Deliver value engineering recommendations to optimize project costs without compromising quality or functionality. Present cost reports and recommendations clearly to clients and senior management.
Required Qualifications
Education and Professional Credentials Bachelor's degree in Quantity Surveying, Engineering, Construction Management, or related field. Professional membership or accreditation with RICS (Royal Institution of Chartered Surveyors), CIOB, or equivalent professional body is highly desirable.
Experience Minimum +7 years of post-qualification experience in cost management and quantity surveying, with substantial experience in the Egyptian or Middle East construction market. Demonstrated experience managing costs on projects valued at EGP 100 million or above. Experience across multiple sectors including commercial offices, residential towers, retail developments, or hospitality projects.
Technical Skills Proficiency in cost management software and tools including CostX, Causeway, or similar applications. Advanced Microsoft Excel skills for cost analysis and reporting. Strong understanding of Egyptian construction methods, materials, and local market rates. Knowledge of international contract forms (FIDIC) and local Egyptian construction regulations.
Language Requirements Fluency in English and Arabic (written and spoken) is essential for effective communication with clients, contractors, and project teams.
