**JOB DESCRIPTION** Owns marketing and social media, strategy, lead generation, campaigns, PPC, email marketing, WhatsApp/SMS outreach, Social scheduling, /Mail Campaigns execution, marketing automations, reporting, performance dashboards and marketing budget coordination. Website build/development and graphic design sit with separate martech/design resources; this role prepares briefs, coordinates delivery, manages approvals and quality-checks outputs. Real Estate Marketing & Lead Generation Lead management. A Knowledge of Zoho is an important advantage **JOB BRIEF** This role is responsible for planning, coordinating, executing and continuously improving the marketing and lead generation activity for Luxury Escapes Real Estate, Travel, Vacation Homes and Contracting Business Units . The role drives brand visibility, campaign execution, social media publishing, email newsletters, drip campaigns, WhatsApp/SMS outreach, hot properties campaigns, PPC activity, lead magnets, open houses, event sponsorships, content coordination, campaign reporting and marketing budget control. The role works closely with each department leadership, admin and marketing teams, agents, market-tech, design, content creators, agencies and business services teams to ensure marketing activity is commercially focused, properly briefed, well executed and measured through clear performance dashboards. **JOB DESCRIPTION - KEY RESPONSIBILITIES** **Marketing Strategy, Planning & Budget** · Develop the real estate marketing strategy, quarterly campaign plan and monthly execution calendar aligned to sales priorities, listings, developer launches, landlord acquisition, buyer/tenant demand and revenue targets. · Own and maintain the overall real estate marketing calendar, including social media, email campaigns, WhatsApp/SMS outreach, PPC, hot properties campaigns, podcasts, guides, articles, events, open houses and sponsorship activity. · Define campaign objectives, target segments, channel mix, core messages, campaign mechanics, success measures, budget requirements and approval steps before campaign launch. · Prepare, monitor and report on the real estate marketing budget, including paid media spend, agency costs, content production, designer support, open houses, sponsorships, lead magnets and campaign collateral. **Social Media Marketing & Social Management** · Plan, coordinate, execute and oversee the design direction of social media marketing across LinkedIn, Facebook, Instagram, TikTok and YouTube. · Manage the social media calendar in Zoho Social, including scheduling, publishing, campaign tagging, monitoring and reporting. · Prepare content themes, captions, post briefs, video ideas, agent prompts and campaign messages that support listings, hot properties, market insights, developer activity, open houses, client success stories and lead generation. · Coordinate with designers, content creators, videographers, agents and martech to ensure posts are visually strong, accurate, on-brand and published on time. · Monitor engagement, follower growth, enquiry generation, audience behaviour and platform performance, then recommend content improvements. **Email Marketing, Newsletters & Campaigns** · Plan, design, coordinate and execute real estate email marketing activity, including newsletters, hot properties campaigns, landlord campaigns, buyer/tenant updates, investor communications and database reactivation campaigns. · Build, schedule and run email campaigns and drip email journeys in Zoho Campaigns, Mailchimp or similar, including segmentation, audience selection, campaign setup, testing, approvals, launch and reporting. · Coordinate newsletter layout, campaign copy, property selections, calls to action, images and links, working with design/martech support where required. · Track open rates, click-through rates, unsubscribe rates, enquiries, campaign contribution and lead follow-up outcomes. **PPC, Paid Media, Landing Pages & Lead Magnets** · Manage pay-per-click and paid advertising activity across Google, Meta and other approved channels. · Establish campaign briefs covering audience, offer, budget, objectives, keywords/interests, creatives, landing page requirements, lead capture method, tracking and success measures. · Coordinate campaign approvals, setup, beta testing, launch checks, UTM/source tracking, landing page testing and lead routing before campaigns go live. · Work with martech and design resources to coordinate landing pages, lead magnets, forms, graphics, copy, tracking pixels and conversion flows. · Monitor PPC price, cost per lead, cost per qualified lead, conversion rate, lead quality and budget utilisation, then adjust campaigns with the relevant stakeholders. **Lead Generation, Direct Outreach & Lead Nurture** · Plan, launch and monitor lead generation campaigns across social, PPC, email, WhatsApp, SMS, portals, landing pages, open houses, events, lead magnets and database reactivation
