**Job Description: Project Accountant** **Location:** North Africa – Site Office **Position Type:** Full‑Time, Project‑Based **Reports To:** Project Manager (with coordination with QS & Finance Department) **Project:** 5‑Star Hotel Development **Role Overview** The Project Accountant will manage all financial, cost‑tracking, and documentation activities related to the hotel project. The role requires strong coordination with the QS, Project Manager, Planning Engineer, Procurement, and site teams to ensure accurate reporting, proper cost control, and compliance with company procedures. The candidate **must have solid experience working with a reputable main contractor** on large‑scale construction projects. **Key Responsibilities** * Monitor and record all project‑related expenditures (materials, subcontractors, labor, equipment, logistics). * Maintain accurate cost‑tracking sheets aligned with the project budget and BOQ. * Support the QS in preparing cost impact assessments for design changes, variations, and additional works. * Assist in preparing monthly cost reports and financial summaries for management. * Work closely with the QS to verify quantities, variations, and commercial submissions. * Track approved and pending variations, claims, and change orders. * Update cost logs, variation registers, and commercial trackers. * Support the preparation of EOT and claim documentation from a financial perspective. * Review subcontractor invoices, delivery notes, and payment applications. * Verify quantities and rates in coordination with QS and site engineers. * Maintain records of contracts, purchase orders, and payment certificates. * Follow up on pending approvals and ensure timely processing of payments. * Monitor budget consumption and highlight deviations to the Project Manager. * Assist in preparing cash‑flow forecasts and monthly financial projections. * Track procurement commitments and long‑lead item expenditures. * Support the Planner in aligning financial forecasts with project schedules. * Maintain organized financial records, invoices, receipts, and supporting documents. * Ensure compliance with company accounting policies and project procedures. * Prepare documentation required for audits, client reporting, and internal reviews. * Support preparation of final accounts and project close‑out financial packages. * Prepare weekly and monthly financial reports for the Project Manager. * Provide cost data and financial insights during coordination meetings. * Communicate with suppliers, subcontractors, and internal departments regarding financial matters. * Highlight financial risks, pending approvals, and cost exposures. **Required Qualifications & Skills** * Bachelor’s degree in **Accounting**, **Finance**, or related field. * **Minimum 5–8 years of experience** in project accounting within the construction industry. * **Must have experience working with a reputable main contractor** on large‑scale projects. * Experience in hospitality, luxury hotels, mixed‑use developments, or high‑end construction is preferred. * Strong knowledge of cost control, invoicing, procurement processes, and project financial reporting. * Proficiency in MS Excel and accounting/ERP systems. * Strong coordination, communication, and documentation skills. * Ability to work in a fast‑paced site environment and meet deadlines. * GCC or international project experience. * Experience with luxury hotels, mixed‑use developments, or high‑end construction projects. * Familiarity with QS workflows, planning schedules, and procurement cycles. **Please ensure you have reviewed the details thoroughly and apply only if you meet the specified qualifications and requirements.** Work Location: In person
