We are seeking a **dynamic and strategic Property Development Tycoon** to lead transformative real estate projects in Doha, Qatar. This senior role involves overseeing the full lifecycle of property developments, from land acquisition to sales/leasing, driving profitability and innovation in Qatar's competitive market.
The ideal candidate thrives in a fast-paced environment, managing **multimillion-QAR projects** with a focus on luxury residential, commercial, and mixed-use developments.
Key Responsibilities
Land Acquisition & Feasibility
* **Identify and acquire prime land plots** suitable for development, negotiating purchases and securing zoning approvals from Qatari authorities
* Conduct feasibility studies, market analysis, and financial modeling to assess project viability, budgeting, and projected ROI in Qatar's competitive market
* Finding and buying land
* Determine the final design of development projects
Project Planning & Design
* **Design plans with architects** and collaborate with engineering teams
* Collaborate with architects, engineers, contractors, and investors to design and execute projects, ensuring compliance with local regulations and sustainability standards
* Oversee **planning, design, construction delivery, and quality control** to ensure projects finish on time and within budget
Construction Management
* Prepare invitations to tender to find companies to carry out the building's construction work
* **Manage project timelines, risks, and budgets**, coordinating multidisciplinary teams to deliver on time and within cost parameters
* Secure financing from banks, investors, and institutions; prepare tenders and oversee construction phases
* Monitor work and ensure everything goes according to plan (mastery of construction techniques)
* Obtaining necessary permits for building work
Marketing & Sales
* **Lead sales, leasing, and marketing strategies** to achieve **90%+ occupancy**
* Drive marketing and sales strategies, promoting developments to buyers, tenants, and partners through targeted campaigns
* Promoting the property to the public and marketing the property developments (by selling lots or letting them)
* **Manage property portfolios for optimal ROI**
Stakeholder Management
* **Act as the key liaison with stakeholders**, including government bodies, real estate agents, and legal teams, to navigate permits and contracts
* Act as intermediaries between local authorities, banks, financing institutions, builders, and buyers
* Obtain the necessary public approval and financing
Team Leadership
* **Mentor development teams**, mitigate risks (operational, financial, regulatory)
* Leadership experience managing high-value teams and projects
* This property manager is a **"conductor of orchestra"**, working with a wide range of people
Required Qualifications and SkillsEducation
* **Bachelor's degree** in Real Estate, Business, Civil Engineering, or related field
* **Master's degree or relevant certifications** (e.g., RICS) preferred
* 3 years' higher education or professional degree in real estate law, business law, town and country planning
* Master of Science in Real Estate Management or Real Estate Law
Experience
* **10+ years in property development**, with proven success in the **GCC or Qatar market**
* Proven success with **multimillion-QAR projects**
* Focus on luxury residential, commercial, and mixed-use developments
Pay: QAR165.00 - QAR350.00 per hour
