Job Summary:
We are seeking a highly experienced and detail-oriented **Quantity Surveyor (QS)** to manage all commercial and contractual aspects of projects from initiation to final completion. The candidate will be responsible for quantity take-offs, BOQ preparation, cost control, payment applications, variation claims, subcontractor management, and project commercial coordination.
The ideal candidate should have strong technical and commercial knowledge in construction projects, including steel structure, fabrication, fit-out, facade, and civil works.
Key Responsibilities: Quantity Take-Off & BOQ Management
* Prepare accurate quantity take-offs from drawings and project specifications.
* Review tender drawings, IFC drawings, and project documents.
* Prepare BOQ (Bill of Quantities) and material quantity analysis.
* Verify quantities for steel structure, fabrication, cladding, fit-out, facade, and civil activities.
* Coordinate with engineering and estimation departments regarding project quantities and revisions.
Cost Estimation & Budget Control
* Prepare project cost analysis and budget monitoring reports.
* Track project costs against approved budgets.
* Monitor material wastage, labor costs, subcontractor costs, and site expenses.
* Assist management in identifying cost-saving opportunities.
* Maintain updated records of project commercial status and financial progress.
Payment Applications & Billing
* Prepare interim payment applications and monthly progress billing.
* Submit invoices and supporting documents to clients/consultants.
* Coordinate with project teams for work progress verification.
* Track payment certifications and pending payments.
* Prepare final account submissions upon project completion.
Variation Claims & Contractual Works
* Prepare variation orders (VO), additional work claims, and extension of time (EOT) documents.
* Maintain proper records for variation works and approved changes.
* Review contract terms and commercial conditions.
* Ensure all claims are properly documented with supporting drawings, approvals, and site records.
* Coordinate with consultants and clients regarding commercial clarifications.
Subcontractor & Supplier Coordination
* Verify subcontractor measurements and billing.
* Review supplier invoices and material reconciliation.
* Prepare subcontract agreements and payment evaluations.
* Coordinate with procurement and accounts departments for payment processing.
* Monitor subcontractor progress against commercial terms.
Site Coordination & Documentation
* Coordinate with site engineers, project managers, planning engineers, and QA/QC teams.
* Monitor site progress and completed work quantities.
* Maintain records of:
* MIR
* WIR
* Site instructions
* RFIs
* Material approvals
* Work progress reports
* Payment records
* Ensure all commercial documentation is updated and properly filed.
Reporting & Commercial Monitoring
* Prepare weekly and monthly commercial reports.
* Update management on:
* Cost status
* Pending claims
* Payment follow-ups
* Budget variance
* Commercial risks
* Maintain project cash flow tracking and forecasting reports.
