We are seeking a highly experienced and detail-oriented **Senior MEP Inspector (Electrical)** having DM -Unlimited Certified to join our consultancy team.
Detailed duties and responsibilities categorized by project phase.
1. Pre-Construction & Material Review
Before the first pipe is laid or wire pulled, the Senior Inspector ensures the "ingredients" for the project are correct.
* **Material Inspection Requests (MIR):** Review all MEP materials delivered to the site to ensure they match the approved technical submittals and project specifications.
* **Shop Drawing Review:** Cross-check approved shop drawings against site conditions to identify potential coordination clashes between HVAC, Electrical, and Plumbing services before installation begins.
* **Method Statement Review:** Evaluate the contractor's proposed installation methods to ensure they follow industry best practices and safety standards.
2. Site Supervision & Quality Control
This is the core of the role, requiring constant presence on the "field" to monitor workmanship.
* **Work Inspection Requests (WIR):** Conduct formal inspections of installed MEP works (e.g., ductwork, piping, cable trays, firefighting systems) and either approve, approve with comments, or reject the work.
* **Snagging & Reporting:** Identify defects or poor workmanship. Issue **Non-Conformance Reports (NCR)** or **Field Observation Reports (FOR)** when the contractor deviates from the design or quality standards.
* **Compliance Monitoring:** Ensure all installations comply with local authority regulations (e.g., DEWA, ADDC, Civil Defense) and international codes like NFPA or British Standards.
3. Testing and Commissioning (T&C)
Ensuring the systems actually work as intended before the building is handed over.
* **Witnessing Tests:** Formally witness critical tests, including:
* **Hydrostatic Pressure Tests** for plumbing and firefighting lines.
* **Duct Leakage Tests** for HVAC systems.
* **Electrical Continuity and Insulation Tests.**
* **Functional Interface Tests** (e.g., ensuring the fire alarm triggers the elevators to home and shuts down AHUs).
* **Reviewing Test Reports:** Verify that the data recorded during testing is accurate and meets the design parameters.
4. Coordination & Progress Management
* **MEP Coordination:** Resolve physical conflicts between different services (e.g., a large AC duct blocking a fire sprinkler line) in real-time on-site.
* **Progress Tracking:** Compare actual site progress against the approved project schedule and report any potential delays to the Resident Engineer or Project Manager.
* **Quantity Verification:** Assist the Quantity Surveyor in verifying the percentage of MEP work completed for monthly payment certifications.
5. Handover & Documentation
* **As-Built Drawings:** Review the contractor’s "As-Built" drawings to ensure they accurately reflect what was actually installed on-site.
* **O&M Manuals:** Ensure that **Operation & Maintenance Manuals** and spare parts lists are complete and provided to the client.
* **Final Snag List:** Participate in the final walk-through to create a comprehensive list of minor items that must be corrected before the project is officially closed.
Core Skill Set Required :
**Technical Knowledge -** Deep understanding of Mechanical, Electrical, and Plumbing systems.
**Regulatory Fluency -** Mastery of UAE local authority codes (Civil Defense, Utilities, etc.).
**Communication -** Ability to firmly but professionally direct contractors to rectify errors.
**Attention to Detail -** Spotting a 5mm deviation that could cause a major system failure later.
Work Location: In person
