**Job Purpose**
To manage and control all commercial and contractual aspects of property development projects, ensuring cost efficiency, risk mitigation, and financial accuracy throughout the project lifecycle. The Senior Quantity Surveyor plays a key role in cost planning, procurement, contract administration, and final account settlement.
**Key Responsibilities**
* Prepare detailed cost estimates, bills of quantities (BOQ), and tender documentation for property development projects.
* Administer and manage contracts under FIDIC conditions (Red Book, Yellow Book, Silver Book, etc.) throughout the project lifecycle.
* Conduct detailed cost planning and value engineering to optimize project budgets.
* Manage procurement processes including contractor pre-qualification, tender evaluation, and subcontract negotiations.
* Administer contracts and variations in line with company policies and contractual terms.
* Monitor project costs, forecast cash flows, and prepare monthly cost reports for management review.
* Manage payment applications, interim valuations, and final account settlements in accordance with FIDIC contract procedures.
* Negotiate claims and variations with contractors, consultants, and stakeholders to achieve fair and favorable outcomes.
* Identify and manage commercial risks, recommending mitigation measures to the project team.
* Prepare and negotiate final accounts and settle claims with contractors and suppliers.
* Collaborate closely with project managers, engineers, architects, and finance teams to ensure commercial alignment.
* Ensure compliance with local regulations, standards, and contractual requirements.
**Qualifications and Skills**
* Bachelor’s degree in Quantity Surveying, Construction Management, or related discipline.
* Minimum 8–10 years of quantity surveying experience in the property development or construction industry, preferably in the UAE region.
* Strong knowledge of construction contracts (FIDIC, NEC, or similar) and UAE construction laws.
* Proficiency in cost management software (e.g., CostX, QS Plus) and MS Office.
* Excellent negotiation, communication, and stakeholder management skills.
* Professional qualification such as RICS, CIOB, or equivalent is highly desirable.

Pay: AED12,000.00 - AED20,000.00 per month
