Position Title: Residential Complex Manager Location: Baghdad, Iraq Position Type: Full-time Education: Bachelor’s Degree in Civil Engineering, Mechanical Engineering, or related discipline Role Overview The Residential Complex Manager is responsible for the overall operational management, administrative control, and service excellence of the residential complex. Leveraging an engineering background to understand technical infrastructure, the Manager’s primary focus will be directing internal departments, monitoring daily operations, and ensuring high-quality living standards for all residents. Key Responsibilities & Essential Duties Departmental Leadership & Operational Oversight: Manage and direct the day-to-day operations of all complex departments (Maintenance, Security, Customer Care, Landscaping/Cleaning, and Administrative Services). Set daily operational priorities, assign tasks to department heads, and conduct regular follow-ups to ensure timely execution. Audit and evaluate internal department performance against established quality and time standards. Facility & Administrative Operations: Perform daily walkthroughs and technical inspections of the complex to identify operational defects, maintenance needs, or safety hazards. Ensure seamless operation of shared amenities, public utilities, lighting, back-up generators, and HVAC systems. Streamline administrative workflows, staff scheduling, and resource allocation across all shifts. Resident Relations & Quality Assurance: Serve as the senior liaison for resident inquiries, feedback, and escalations, ensuring rapid and professional resolution. Maintain a clean, secure, and quiet community environment by strictly enforcing complex rules and regulations. Organize and optimize the customer service desk to deliver exceptional service to homeowners and tenants. Resource & Staff Management: Supervise operational teams, conduct regular shift briefings, and foster a collaborative, productive working environment. Oversee staff performance, identify training needs, and ensure adherence to safety guidelines and dress codes. Monitor operational supplies, department stock levels, and tool inventories. Qualifications & Key Requirementst Education: B.Sc. in Civil Engineering, Mechanical Engineering, or equivalent technical degree. Experience: 4+ years in operational management, administrative leadership, or facility administration within residential/commercial properties. Skills: Strong leadership and team-management abilities. Exceptional organizational and problem-solving skills. Deep understanding of facility workflows and daily administrative management.
