MEP Quantity Surveyor – Roles and ResponsibilitiesJob Title **MEP Quantity Surveyor** Department Commercial / Quantity Surveying Reports To Commercial Manager / Project Manager Job Summary The MEP Quantity Surveyor is responsible for managing all commercial and contractual aspects of Mechanical, Electrical, and Plumbing (MEP) works. This includes quantity take-offs, cost estimation, budgeting, subcontractor management, variation claims, payment applications, and cost control to ensure projects are completed within budget and in accordance with the contract. Key Roles and Responsibilities * Review MEP drawings, specifications, BOQs, and contract documents. * Prepare accurate quantity take-offs for Mechanical, Electrical, and Plumbing works. * Prepare cost estimates, budgets, and tender documentation. * Monitor project costs and maintain cost reports throughout the project. * Prepare monthly valuations, payment applications, and progress invoices. * Evaluate subcontractor quotations and recommend the most suitable offers. * Verify subcontractor bills and prepare payment recommendations. * Prepare and submit variation orders (VOs), claims, and supporting documentation. * Track approved and pending variations to ensure timely recovery of project costs. * Monitor material quantities and coordinate with procurement to avoid shortages or excess orders. * Review material submittals and ensure quantities match project requirements. * Assist in preparing project cash flow forecasts and budget updates. * Coordinate with project managers, engineers, procurement, and finance departments. * Attend project meetings and provide commercial updates. * Maintain records of contracts, invoices, payment certificates, and correspondence. * Identify commercial risks and recommend cost-saving measures. * Ensure compliance with company procedures, contract requirements, and project specifications. * Prepare project final accounts and assist in project close-out. * Support tendering activities for new projects by preparing BOQs and cost estimates. * Maintain accurate documentation for audits and management reporting. Rules and Responsibilities * Report to work on time and comply with the company's attendance policy. * Maintain confidentiality of all project costs, quotations, and commercial information. * Ensure all quantity calculations are accurate before submission. * No purchase orders or procurement requests shall be issued without proper approval. * Variations must be submitted promptly with complete supporting documents. * Follow company approval procedures for subcontractor evaluations and payments. * Coordinate closely with site engineers to verify actual executed quantities. * Update cost reports and commercial trackers on a regular basis. * Ensure all payment applications are submitted before the contractual deadlines. * Comply with all UAE regulations, contract conditions, and company policies. * Immediately report any commercial risks, delays, or cost overruns to management. * Maintain professional communication with clients, consultants, subcontractors, and suppliers. * Keep all project documentation organized and readily available. * Support management with commercial reports whenever requested. * Perform any additional commercial or quantity surveying duties assigned by management. Required Qualifications * Bachelor's Degree or Diploma in Quantity Surveying, Mechanical Engineering, Electrical Engineering, or a related field. * Minimum 3–5 years of experience as an MEP Quantity Surveyor, preferably in the UAE. * Strong knowledge of MEP systems and quantity take-off procedures. * Experience with FIDIC contracts and UAE construction practices. * Proficiency in Microsoft Excel, AutoCAD, and quantity surveying software. * Strong analytical, negotiation, and communication skills. Key Performance Indicators (KPIs) * Accuracy of quantity take-offs. * Timely submission of payment applications. * Successful recovery of variation claims. * Project cost maintained within the approved budget. * Timely processing of subcontractor payments. * Reduction of material wastage and cost overruns. * Timely submission of commercial reports. * Successful completion of project final accounts. * Compliance with contractual and company requirements. Pay: AED3,500.00 - AED5,000.00 per month Work Location: In person
