Sr. Quantity Surveyor

Job Summary We are looking for a seasoned Senior Quantity Surveyor to take commercial and contractual ownership of our high-end architectural and interior fit-out projects. The ideal candidate will possess deep expertise in pre- and post-contract management, cost estimation, value engineering, and subcontractor negotiations within the UAE construction market. Key Responsibilities * **Cost Estimation & Pre-Contract Management:** * Prepare detailed cost estimates, bills of quantities (BOQs), and cost plans from schematic design to tender documentation. * Conduct thorough market research and maintain an up-to-date database of local material and subcontractor pricing in Dubai. * Participate in value engineering exercises to optimize project costs without compromising design integrity or quality. * **Tendering & Procurement:** * Draft tender documents, evaluate contractor and supplier bids, and provide comprehensive commercial recommendations. * Negotiate contract terms, pricing, and conditions with sub-contractors and suppliers. * **Post-Contract Administration:** * Administer interim valuations, assess contractor payment applications, and issue payment certificates. * Prepare, negotiate, and settle variations, extension of time (EOT) claims, and final accounts. * Monitor project expenditure against budgets and provide regular financial status reports to management. * **Contractual & Commercial Support:** * Review contracts, subcontracts, and tender documents to mitigate commercial and legal risks. * Provide expert contractual advice to project managers and design teams. Requirements & Qualifications * **Education:** Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field. * **Experience:** Minimum **8 to 10 years** of total experience, with at least **3 to 5 years** working in the UAE/GCC construction or consultancy market. * **Industry Knowledge:** Strong familiarity with local Dubai/UAE construction practices, standard forms of contract (e.g., FIDIC), and local authority regulations. * **Skills:** * Exceptional proficiency in measurement, takeoff, and cost-estimating software. * Strong negotiation, analytical, and problem-solving skills. * Excellent communication and interpersonal skills, with fluency in English (Arabic is a strong plus).
